Modular Walk-In Cold Rooms for Rent

A modular cold room is delivered as a set of insulated panels that lock together on site. Our team assembles the room where you need it, fits the door and the refrigeration system, and commissions it before handover. Nothing has to be craned in as a single box, so a room can be built inside a back-of-house area, in a yard, or anywhere a pre-assembled unit would not physically fit.

Because the room is built rather than delivered whole, the footprint is yours to set, and so is the door position. A store with an awkward 8ft x 28ft strip of floor can have exactly that. A distribution site that needs 14ft of width for pallet movement can have that instead.

Rooms are built on the ground, so they need no base, ramp or stairs, and the panels travel along access routes that would stop a finished unit at the gate. If the requirement grows mid-agreement, the room can be extended by adding further panels and motors. At the end of the agreement we dismantle and collect it.

Each modular room can be configured as a cooler or a freezer, with operating temperatures from -10°F to 40°F. That range covers most chilled and frozen product, from fresh produce and dairy through to frozen goods and ice cream.

The configuration is specified when the room is ordered rather than adjusted on the panel, so tell us what you are storing and we will build it to suit. If your requirements change during the agreement, we can convert the room from one to the other.

Where a site needs chilled and frozen capacity at the same time, we can supply a cooler and a freezer alongside each other.

Because the rooms are built from standard panel sections, they scale in 4ft increments from 8ft x 8ft to 8ft x 52ft.

Smaller footprints, 8ft x 8ft through to 8ft x 20ft, suit a single-store remodel, back-of-house overflow or a kitchen refurbishment, where the job is to hold a few days of product without taking over the floor. Mid-range footprints from 8ft x 24ft to 8ft x 36ft cover a department refresh, a busy foodservice site, or a multi-week project where a smaller room would need restocking too often.

The largest footprints, 8ft x 40ft and above, are specified for grocery distribution, food manufacturing and cold storage construction projects. These are also the rooms to choose where pallet handling matters, since floor and pallet-door options are available on the larger sizes.

Wider than 8ft. The twelve sizes listed on this page are all 8ft wide, which is the standard build. Rooms are also available in 12ft and 14ft widths, for projects that need more floor area in a shorter run, or more room to move around stock once it is inside. Wider rooms are specified to order rather than held as listed sizes, so tell us the floor area and the access you have and the team will confirm the build.

Retail. Add on-site cold storage at scale for seasonal demand or curbside pickup operations, increasing product availability to maximize revenue through defined peak trading periods.

Food distribution. Cover seasonal inventory peaks, protect cold-chain integrity through a facility upgrade, or hold overflow when a distribution center runs out of racking.

Food manufacturing. Support a production expansion, keep output moving through plant maintenance, or add capacity for a seasonal production run.

Pharmaceutical and healthcare. Provide additional temperature-controlled storage during renovations or capacity peaks, with the temperature monitoring a controlled product requires.

Hospitality and events. Add chilled and frozen capacity for a venue, a festival or an exhibition where the permanent kitchen cannot hold the volume.

Flexible agreements. Avoid upfront capital expenditure through predictable weekly or monthly payments, on durations aligned to operational demand. If requirements change, the agreement extends so you keep the capacity for as long as you need it.

Every room includes the door, the refrigeration system and flooring suited to the application, with delivery, installation and collection handled by our team. Each room has a digital temperature panel so staff can read the running temperature at a glance, and an emergency door release fitted as standard.

Full technical backup comes with every agreement. If a motor fails, a spare can be plugged in while the repair is carried out, so the room keeps running and the product stays safe.

Choose modular when the footprint matters, when you need a room larger than the standard sizes, when access will not allow a finished unit where you want it, or when the requirement is likely to change.

Choose ready-built when speed matters most. Ready-built walk-in coolers and freezers are pre-assembled in 8ft x 10ft and 8ft x 20ft and arrive ready to connect, which makes them the better answer to a breakdown or short-notice cover. A modular room is assembled on site, so it suits planned work rather than same-day response.

Both formats are available for short-term and long-term agreements.

Tell us the space you have, the temperature you need and how long for. Our team specifies the room, confirms the power requirement and schedules delivery. On the day, the panels arrive, the room is built in place, the refrigeration system is fitted and commissioned, and the room is brought down to temperature. At the end of the agreement we dismantle and collect it.

Power is worth checking early. Each room uses one or more monoblock motors depending on its size, and each motor needs its own power drop, so the number of drops rises with the length of the room. The product page for each size lists the motor count and the power requirement.
